Bankowy Fundusz Nieruchomościowy ACTUS Sp. z o.o. is a real estate fund that belongs to the capital group of Bank BGŻ BNP Paribas S.A. based in Warsaw.

The fund owns an undeveloped plot of land of 468,468 m2 designated for a residential neighbourhood of single-family houses or urban villas with up to 81,000 m2 of useful residential floor area. The plot is located in Wrocław, about 12.8 km from the city centre and the Old Town Market.

The successful completion and release for use of the residential estate Malownicze 1 as well as the commencement of construction in the next stage of development of the residential estate Malownicze 2 show that the property has a highly attractive location.

About us

Bankowy Fundusz Nieruchomościowy ACTUS Sp. z o.o. was established in 1999 as a part of the capital group of Bank Gospodarki Żywnościowej S.A. to focus on the real estate business.

Our current strategy is to concentrate our efforts on the sale of the real estate assets held by the Fund.

Real estate portfolio

Properties in Marszowice, Wrocław.

The property is situated in a fast-developing western section of Wrocław, in the Marszowice cadastral area of the Fabryczna district. It is located between Krzelowska and Marszowicka streets in the vicinity of the largest woodland in Wrocław – the Mokrzański forest.

The property can be accessed via Krzelowska street. The paved road has been extended up to the church building.

Beyond this point is a dirt road which will be modernised in the near future. The property’s location combines the advantages of living close to a forested area, beautiful landscapes and residential sites of low plot ratio, and at a considerable distance from the chaotic aggregation of buildings of the older housing estates.

It also offers convenient commuting access to the city centre both by car and public transport. The property can be reached by car in just a few minutes via the new ring road of Wrocław.

The property is comprised of 14 undeveloped lots of land of 468,468 m2 in total, recorded in the land register under the following numbers: 3/9, 3/10, 3/11, 3/12, 3/13, 3/15, 3/21, 3/22, 3/23, 3/24, 3/30, 3/31, 3/25, 3/26.

The property is included in the current Local Zoning Plan (“LZP”) under Resolution of the City Council No. XV/461/03 of 20 November 2003.

In the Local Zoning Plan for the western part of Marszowice Malownicze III in Wrocław, the principal use of the land is for single-family dwellings in the form of detached houses or urban villas (the maximum floor area ratio is 0.4 and the number of stories may not exceed 3), including a commercial area for retail use according to the space allocated in the floor plan.

The parcelling scheme, in accordance with the Local Zoning Plan, provides for the construction of detached houses on lots of 1,000 m2 and multi-family urban villas of up to four apartments per building on land lots of 1,500 m2. The maximum useful residential floor area of the property will vary according to the investment concept from about 56,000 sq m in line with the parcelling scheme provided for in the Local Zoning Plan (see figure below) to nearly 81,000 sq m under a scenario where the road layout is to be modified as the Local Zoning Plan gives the potential investor considerable flexibility in the way the property is divided into individual lots.
